Early Lease Termination Letter — Free Template for Tenants
An early lease termination letter asks your landlord to let you leave before the lease ends, or tells them you are using an early termination option the lease gives you. The strongest letters are specific: a firm end date, a clear reason, and an offer that makes saying yes easy, such as a fee, extra notice or help finding a new tenant.

Start with what your lease already allows
Look for an early termination clause, a buyout option, or rules on subletting and lease assignment. If there is a clause, follow it exactly and choose the matching option in the form; you usually don't need the landlord's permission. If there isn't, your letter is a request, and a reasonable offer matters.
Some situations give tenants a right to end a lease early in many states, such as qualifying military orders, domestic violence, or a unit that has become unsafe to live in. If one applies, say so and attach supporting documents.
Make the request easy to accept
Landlords mainly worry about an empty unit and lost rent. Address that directly: give as much notice as you can, offer to keep the unit show-ready, suggest a replacement tenant or agree to pay rent until a new tenant moves in. A fee of one month's rent is a common starting point for a negotiated exit.
Keep the tone cooperative. A short explanation is enough; you don't need to share private details.
Get the answer in writing
If the landlord agrees, ask for a signed lease termination agreement that states the end date, any fee, how the deposit will be handled, and that you won't owe rent after the end date. A verbal yes is easy to forget or dispute.
If the landlord says no, ask whether they would accept a sublet or lease assignment, and check whether your state requires landlords to try to re-rent the unit.
What to do, step by step
Read your lease
Find the term, the end date, any renewal or automatic month-to-month clause, the notice period and any early termination clause or fee. The lease usually decides how and when it can end.
Check your state and local rules
States and some cities set rules on notice, early termination for specific reasons such as military service, and a landlord's duty to try to re-rent. Look these up before you choose a date.
Fill in the letter
Answer the questions above. Give the exact end date, cite the clause or reason you're relying on, and say what you'll pay or provide.
Attach supporting documents
Include a copy of military orders, a job offer letter or other documents if your reason depends on them, and keep the originals.
Deliver it and keep proof
Send it the way the lease requires, such as certified mail to the notice address, and keep a copy with your receipt or tracking number.
What if the landlord or tenant won't agree to end the lease?
If you are ending the lease in a way the lease or the law allows, such as not renewing at the end of the term with proper notice or using an early termination clause as written, you usually don't need the other side's agreement. Keep your proof of delivery and follow up in writing to confirm the date.
If you are asking to leave early without a clause or legal right, the landlord can say no, and you may remain responsible for rent until the lease ends. In many states, though, a landlord must make reasonable efforts to re-rent the unit and can't simply charge the full remaining rent. Offering to help find a replacement tenant, or to pay a reasonable fee, often leads to a deal.
For landlords, a lease termination letter doesn't remove a tenant. If a tenant stays after the lease ends, the next step is the court eviction process, and only a court order can remove them.

Notice from: Tenant.
Type of termination: Early termination requested by mutual agreement.
The lease and the tenancy will end on December 15, 2026.

Frequently asked questions
Can my landlord refuse an early termination request?
Yes, unless the lease or a law gives you a right to leave early. If they refuse, you may remain responsible for rent, though many states require a landlord to make reasonable efforts to re-rent rather than charge all remaining rent.
How much does it cost to end a lease early?
It depends on the lease and the deal you negotiate. Early termination clauses often charge one or two months' rent. Without a clause, the cost depends on how quickly the unit is re-rented and what you agree with the landlord.
Will breaking my lease hurt my credit?
Ending a lease by agreement shouldn't. Problems usually come from unpaid rent sent to collections. Get any agreement in writing and pay what you agreed to on time.
How much notice do I need to give to end a lease?
Check your lease first. Many fixed-term leases ask for 30 to 60 days' notice before the end date if you won't renew, and some renew automatically if no one gives notice. Early termination clauses set their own notice period. State and local rules may add requirements.
Can I break my lease early?
You can ask, and some situations give tenants a right to leave early, such as qualifying military orders or, in many states, domestic violence or uninhabitable conditions. Otherwise you may owe rent until the unit is re-rented or the lease ends, depending on your lease and state rules.
